Post-Construction Termite Protection: What Changes Once the Slab Is Already Down

Termite management is more straightforward when technicians have clear access to the soil. They can install a continuous barrier before construction covers the area. Once a structure already exists, that access disappears.

Post-construction and renovation termite protection differs from pre-construction work. Understanding the available options can help you determine whether your existing home has adequate protection.

Why protection gaps can develop in existing buildings

Many older homes were constructed before current termite management standards took effect. Even compliant homes can develop protection gaps over time. Raised garden beds may cover slab edges, while new paving may block inspection zones. Plumbing or renovation work can also disturb an existing barrier without restoring it.

Homeowners may not notice these changes from inside the house. Therefore, regular termite inspections play an important role in identifying activity and conditions that could compromise the existing system.

Chemical soil treatments are one option for retrofits

Professionals usually install building-integrated barriers during construction because retrofitting them into a completed structure may not be practical. Therefore, technicians often use chemical soil treatments for post-construction termite management. Depending on the property, they may also recommend baiting or monitoring systems.

Technicians can trench and treat accessible soil around the property’s perimeter. Where concrete or paving prevents trenching, they may drill through the surface and treat the soil beneath it. However, they must follow the product label and consider the building’s construction before drilling.

Professionals often use non-repellent products such as Termidor and Fipforce HP for this work. Termites cannot readily detect a correctly treated zone containing these products. As a result, exposed termites may transfer the active ingredient to other termites. The technician must still select and apply each product according to its approved label and the site-specific termite management plan.

Renovations create new gaps in old protection

Renovations involving new footings, extensions, slabs or plumbing penetrations can create new potential termite entry points where the new work meets the existing structure. Therefore, homeowners should reassess the property’s termite management system before construction begins. Renovation and extension work may also create an opportunity to install building-integrated products. For example, accredited installers may use Kordon around compatible new penetrations or Greenzone Expansion Foam in specified expansion joints. Installers must follow the documented design and the manufacturer’s installation requirements.

What a proper retrofit assessment covers

  • Perimeter access — identify where technicians can trench the soil and where concrete areas may require drilling
  • Existing system — review available installation records, treatment notices and the system’s current condition
  • Site disturbances — check whether decking, paving or landscaping has obstructed inspection zones or disturbed existing treatments
  • Renovation junctions — assess new or planned connections between the existing building and renovation work
  • Termite evidence — investigate current or previous termite activity before recommending a management approach

Ongoing inspection matters more here

A post-construction chemical treatment does not remove the need for ongoing termite management. Arrange regular professional inspections at intervals of no more than 12 months. A technician may recommend shorter intervals when the property has a higher termite risk or limited inspection access.

In addition, keep the treatment certificate and service records. These documents help you arrange reassessment or re-treatment before the product’s stated protection period ends.

Renovating, extending or buying an older property? Book a termite risk assessment before work starts. Building suitable protection into the renovation plan is usually easier than adding it after construction.
