Termites can enter a home and cause substantial damage while remaining hidden inside walls, floors and structural timber. But what makes one property more vulnerable than another?
Termites are not simply drawn to houses because they contain timber. Subterranean termite colonies forage through soil in search of cellulose-based material. A property becomes more vulnerable when termites can reach timber through concealed entry points or when moisture, poor drainage and timber-to-soil contact create favourable conditions.
Understanding these risk factors can help you reduce the likelihood of concealed termite entry. However, prevention measures cannot confirm whether termites are already present. A professional termite inspection is required to identify evidence of activity and assess the property’s particular risk factors.
Australia has more than 350 known termite species, but only around 20 cause significant damage to human-made structures. Subterranean termites are responsible for most structural termite damage in Australia. They typically live underground or in concealed nests and construct mud shelter tubes that allow them to travel between the colony and a food source.
Winged reproductive termites are sometimes confused with flying ants. Termite alates generally have a broad waist, straight or gently curved antennae and two pairs of wings that are approximately equal in length. Flying ants have elbowed antennae, a narrow waist and front wings that are noticeably longer than their hind wings.
What Attracts Termites to a Property?
Several property conditions can increase the likelihood of termites reaching a building. These factors do not prove that termites are present, but they can create food sources, moisture or concealed access routes.
Moisture and Poor Drainage
Subterranean termites require moisture to survive. Leaking taps, damaged pipes, overflowing gutters, inadequate drainage and poorly ventilated subfloors can create damp conditions around a building.
Moisture does not act like a lure that immediately draws termites from a distance. Instead, it helps create conditions in which a colony can forage, travel and remain concealed. Repair leaks, improve drainage and ensure water flows away from the building.
Timber-to-Soil Contact
Timber that directly contacts the ground can provide termites with concealed access to a food source. Common examples include fence posts, deck supports, landscaping timbers, steps and building materials left beneath a house.
Where practical, eliminate unnecessary timber-to-soil contact and keep the building perimeter accessible for inspection. Structural changes should be assessed by an appropriately qualified tradesperson.
Firewood and Stored Timber
Firewood and untreated timber stored against a house can provide food and shelter for termites while obstructing inspection access. Store firewood away from the building, raise it above the ground and avoid placing it over weep holes, slab edges or termite inspection zones.
Finding termites in a woodpile does not necessarily mean the house is infested. However, activity close to the building warrants a professional inspection.
Tree stumps are a leading cause of termite infestations, so it is important to remove any that you find on your property. These insects love living in moist environments where there has been decay from deadwood like with tree trunks or logs, so that termite tree treatment can be essential.
Tree Stumps and Buried Timber
The problem with infestations is that they can start anywhere in your home. They’re commonly started because of roof or subfloor issues. Clogged gutters or leaking roofs can lead to moist wood. This moist wood can attract termites in no time. Many people do not check their roofs regularly which allows the termites to spread quickly. Additionally, spaces under the home also tend to pool moisture and are very warm, which is conducive to perfect living conditions for termites.Tree stumps, dead roots and buried construction timber can support termite activity because they contain cellulose. However, they should not be described as a leading cause of household infestations.
Do not automatically remove or disturb a termite-affected stump. Removing a food source does not necessarily eliminate the colony and may make its activity more difficult to track. Arrange an assessment before deciding whether the stump requires treatment or removal.

Mulch, Soil and Garden Beds
Mulch does not automatically cause an infestation, but thick or persistently damp mulch against the building can retain moisture and conceal termite entry. Soil, paving and garden beds can also bridge slab edges or existing termite management systems.
Keep slab edges, weep holes and designated inspection zones visible. Follow the clearance requirements specified for the property’s termite management system.
Cracks, Joints and Service Penetrations
Termites can exploit gaps around plumbing penetrations, construction joints, wall cavities and cracks in or around a slab. Concrete itself is not a termite food source, but gaps can allow concealed passage into a building.
Building-integrated termite management systems help reduce this risk. However, no system provides complete protection, and regular inspections remain necessary.

Poorly ventilated subfloors can retain moisture and make termite inspections difficult. Stored materials beneath the house can also conceal mud tubes or obstruct access.
Keep subfloor vents clear, address drainage or plumbing problems and remove unnecessary cellulose-based materials. Subterranean termites may eventually reach roof timbers, but they generally enter a building from the ground or another connected colony source. A leaking roof can create conducive moisture conditions, but it should not be described as a common starting point for an infestation.
Conditions That Can Increase Termite Risk
A property may require closer attention when it has:
- Leaking pipes, taps, showers or air-conditioning drains
- Water pooling near the foundations
- Poor subfloor ventilation
- Timber touching the ground
- Firewood or building materials stored against the house
- Soil, paving or garden beds covering slab edges
- Blocked weep holes or inspection zones
- An ageing, damaged or undocumented termite management system
- Termite activity in nearby trees, fences or stumps
- Extensions or renovations that may have bridged an existing barrier
These conditions increase risk, but their absence does not prove that a home is termite-free.
Reducing the Risk of Termite Damage
Start by correcting moisture problems, keeping termite inspection zones visible and removing avoidable timber-to-soil contact. These measures can reduce risk, but they cannot detect or eliminate an established colony.
If you find suspected termite activity, do not disturb the mud tubes, spray the termites or remove the affected timber. Disturbance can cause termites to retreat from the inspection area without eliminating the colony.
